Detached Homes
Detached homes experienced a seasonal slowdown in August. Although sales rose compared to last year, price adjustments and longer average selling times reflected a shift in buyer behavior.

As a result, this segment is now firmly in buyer’s market territory; consequently, the ample inventory and softer pricing offer buyers more room to negotiate.

Townhomes continue to show balanced performance. Despite a slight dip in prices, buyer demand remained consistent, and this segment continues to offer a strong middle ground between affordability and space.

These shifts suggest the market is gradually cooling following spring’s heightened activity.
Neighbourhood Highlights
A few notable trends across Metro Vancouver:
- Squamish (Detached): Benchmark price: $1,690,200 — up 12.4% year-over-year
- Whistler (Townhomes): Benchmark price: $1,605,400 — down 5.9% year-over-year
- West Vancouver (Condos): Benchmark price: $1,255,800 — up 1.7% year-over-year
Meanwhile, localized movements continue to reflect varied demand and supply dynamics across sub-markets.
Long-Term Price Trends
The MLS® HPI Benchmark Price chart (page 5 of the August 2025 report) shows:
- Detached prices have been trending downward since early 2024, now sitting just below $2 million.
- Condo prices have softened steadily over the past 12 months.
- Townhomes have also experienced a slight dip after peaking in late 2024.
Average Price Per Square Foot (August 2025):
- Detached: $763
- Townhomes: $747
- Condos: $909
